JJD were awarded this project in 2016, by Gannon Homes. As part of the works we were required to act as PSCS for the demolition phase. The scope of works included the demolition and carting away of the existing factory buildings on the site, along with the removal of asbestos throughout the building.
The site is located on Clonskeagh Road. The Clonskeagh Road lies to the west and the River Dodder lies to the east of the site. The site bound by the Clonskeagh service station to the south and by residential buildings to the east and north of the site.
There were several buildings of different forms of construction which occupied the site. There were large steel frame portal buildings, which had 2 chimneys the that extended out to a considerable height – approx. 20m which were stabilised by a number of cable stays. There were two storey office buildings which are formed of masonry and reinforced concrete, a multi-level building which was mainly a reinforced concrete frame with areas of steel work and masonry walls.
Given the location of the site with residential and retail properties bounding the site, we were required to install a noise, vibration and dust monitoring stations. The works itself required detailed planning out and liaison with temporary works engineers and the PSDP to ensure the demolition works did not affect the stability of neighbouring properties. There was also a reinforced flood wall along the river Dodder, which always had to be maintained and protected in place as the demolition works progressed.
